What to expect
Pre-CONSTRUCTION process
This is where your home begins to take shape on paper, and key decisions are made.
Each stage is clearly set out, with guidance from the Creative Homes team throughout.
1. Initial Consultation & Design Selection
Meet with the team to discuss your needs, lifestyle, budget and preferred location.
From there, you can explore a wide range of home designs or work with an in-house designer to develop a custom floor plan.
If you already have land, a site assessment can be arranged. If not, house and land packages are available.
At this stage, it’s recommended to speak with your bank or mortgage broker to arrange pre-approved finance.
2. Preliminary Steps & Deposit
Once your design and land (if applicable) are confirmed, an initial deposit of $3,000 is required.
This allows the team to arrange key site investigations, including a soil and contour survey, which informs the foundation design and site requirements.
3. Finalising Design & Selections
Working with the Creative Homes team, your design is finalised and refined.
Selections are completed through the selection showroom, where internal and external colours, fixtures, lighting, electrical layout, multimedia options, tapware and flooring are chosen. This stage allows you to personalise your home within a clear and structured process.
4. Contract & Approvals
A detailed quote is provided, outlining all costs prior to entering into a HIA building contract.
Pricing is set out clearly from the start, with no hidden extras.
Once the contract is signed, the balance of the deposit is paid, and the team manages all required permits and approvals.
5. Finance Approval
While approvals are being processed, your finance approval (if not already unconditional) is finalised.
This step is required before construction can begin.
Construction Process
Once approvals and finance are in place, construction begins on site.
During this stage, your key contacts are your Construction Manager and Site Supervisor, who oversee the build from start to finish.
1. Site Preparation & Foundations (Base Stage)
The site is prepared, including clearing, levelling and setting out the position of the home.
Underground services such as water, power and stormwater are installed.
The foundation or slab is then completed, marking a key milestone in the build.
2. Frame Stage
The structural framework of the home is erected, including wall frames and roof trusses.
3. Lock-Up Stage
The home becomes secure and weatherproof.
Roofing, windows, and external brickwork or cladding are completed, while plumbing and electrical rough-ins are installed within the framework.
4. Fixing Stage (Internal Fit-Out)
Insulation and internal linings are installed, followed by plasterboard to walls and ceilings.
Internal finishes including architraves, skirting and cornices are fixed.
Tiling to wet areas is completed, along with installation of cabinetry, benchtops, plumbing fixtures and electrical fittings. Internal doors are also installed.
5. Completion Stage
Final painting is completed, floor coverings are laid, and garage doors are installed.
Remaining details and finishing touches are completed in preparation for handover.
Post-CONSTRUCTION process
This is the final stage of the build, leading through to handover and ongoing support.
1. Practical Completion Inspection
Before handover, you’ll complete a detailed inspection of your home with the handover team.
Any items requiring attention or minor defects are identified and scheduled for rectification.
2. Handover
Once all works are complete, your home is handed over.
You’ll receive the keys, along with all relevant documentation, warranties and information relating to your home.
3. Maintenance Period
Support continues after handover, with a 90-day maintenance period.
During this time, any minor issues relating to finishes, joinery or appliances can be reviewed and addressed.
